I love Upper Lonsdale and raised my family here.  It is an amazing area with a huge variety of homes.  The area has just over 2500 homes that range from 100 plus year old character homes and cottages to stunning new homes;  homes with huge lots, some tiny lots and homes and Upper Lonsdale is very well known for the number of homes with outstanding views.

Updated Upper Lonsdale Market Snapshot for August 2024.

Sales have slowed dramatically again and are similar to the pace of this year's early spring market.  With interest rates on the decline, I am optimistic, however, affordability is a key element to the slowing market.

That said, prices are stable in Upper Lonsdale and I am noticing that people selling tend to be in one of two categories.  The first category of seller is currently the most common, where sellers are hoping to achieve slightly than higher market prices for their homes.  Some of these sellers will adjust to the market and eventually sell, while others are less flexible (or more optimistic) and holding on.  If the market does not push in their favour, their chances of selling now are not great.

The second category of Upper Lonsdale home seller is that they see the market for what it is, are advised well and are pricing their home according to the market.  These properties are selling.  That said, the lower end of the Upper Lonsdale market certainly has more buyers, therefore, houses in the under $2,000,000 range are still selling well.  Houses above that price point need to be priced better than 80% of the other listings on the market for a good chance to sell.
